The Roanoke County board voted to approve a rezoning request by property owner Patricia Sink to change about 5.545 acres at 3455 Sister Road from AG‑3 (Agricultural Rural Reserve) to AV (Agricultural Village Center) to allow the creation and sale of a house lot while preserving the remaining acreage, which the applicant said she intends to retain for family inheritance.
Philip Thompson, director of planning, told the board the parcel lies adjacent to the Ballyhack Golf Course and is designated for development in the county’s future land‑use map, so the Planning Commission recommended approval after holding a Feb. 6 hearing where no citizens spoke against the application. Thompson said the AV district’s minimum lot size and road‑frontage rules would allow the applicant to create two legal lots from the existing 5.5‑acre parcel.
Patricia Sink, the applicant, described her intent to sell the house and a small surrounding lot while retaining the remainder of the property for family use. Board members asked staff whether the proposal would comply with the subdivision ordinance; staff confirmed the proposed two‑lot division would meet the ordinance and zoning district requirements.
A board member moved and another seconded approval, the clerk conducted a roll‑call and recorded the votes as 'yes' by members present; the rezoning passed. No public speakers registered opposition at the county hearing.
