ELLISVILLE — The Ellisville Planning Commission on Feb. 5 approved a primary and final plat amendment for Flatwoods Subdivision Amendment 3, allowing a four‑lot division totaling 72.81 acres at 8640 West Flatwoods Road (case PC26‑6).
Planning staff presented the amendment and recommended approval, saying the proposal meets the Unified Development Ordinance’s standards for minor residential subdivisions. Staff noted the original plat was surveyed on May 13, 2003, that Lots 3A and 3B have recently been annexed into the town of Ellisville and are zoned agricultural, and that Lots 1 and 2 lie in Monroe County and are zoned AGR (agricultural reserve). The staff presentation explained that, per UDO §5.3.c for minor subdivisions with few lots, no new public rights‑of‑way are required and that public improvements or utility main extensions would be required only if proposed; sidewalks and trails are optional.
The chair asked for clarification on the lot configuration and staff confirmed the applicant is dividing Lot 3 into Lots 3A and 3B. After the commission had no further questions, the chair moved to approve case PC‑26‑6 and Steve Hale seconded the motion. A roll call vote was taken; members called during the vote were David Drake, Steve Hale, Zach (recorded in the vote as "Zach Heinkel?" in the transcript), Ryan Gaggs and Pat (recorded in the vote as "Here"). The chair announced, "Motion carries."
The planning department also gave a brief update to commissioners, saying staff anticipates a rezone petition will appear on a forthcoming agenda.
The commission adjourned with no public comment speaking on the item.
