The Beavercreek Planning Commission on Feb. 4 approved a minor modification to a previously authorized research/industrial building to accommodate additional autoclaves and a revised entry appearance for the building’s tenant.Research Boulevard-site tenant Resonant Sciences requested a roughly 3,650-square-foot addition to the rear of a project the commission said was previously approved at about 130,000–135,000 square feet, with the southern half about 62,500 square feet. A city planning staff member told commissioners that the requested expansion falls under the code’s minor‑modification threshold because it is under 5 percent and that staff recommended approval with six conditions.“The case you have before you is a modification, a made a minor modification to an ASRAA that was approved by city council back in, 2024,” the staff member said, adding, “Staff has recommended approval of the applicants request.”Commissioners used the public discussion period to ask technical questions about autoclaves, including ventilation, vapor disbursement, drainage, on‑site gas storage and waste handling. A commissioner said autoclaves are “a very high pressure situation” and asked who would ensure safeguards beyond zoning review for neighboring businesses. The staff member replied that Greene County’s building department handles the structural and safety details during building permit review and noted that items such as exterior tanks and pressure‑relief equipment are typically shown on permit plans and colored to match buildings so they do not “stick out.”The commission moved and seconded approval of PC‑24‑2 with the six staff conditions. A roll‑call vote produced four yes votes and the motion carried 4‑0; one commissioner was absent and previously excused.The planning commission’s approval is a recommendation on a zoning/modification matter; any construction, including machinery installation and on‑site tanks, must clear building and safety inspections administered through Greene County’s building permit process. The applicant and staff will follow those permit steps before operations begin.
