Spanish Fort council annexes Long Pines property, approves PUD substitute ordinance

The Spanish Fort City Council on Feb. 2 unanimously approved an ordinance to annex property called Longleaf and to substitute an updated planned-unit-development (PUD) ordinance for the Long Pines project.

City attorney/staff member Mr. Connor told the council the petitioners — Long Pines LLC, Mac 7 LLC, Wade Oni and Michael Stewart — had requested annexation into the city. "This property is known as Longleaf," Connor said while outlining that the council had previously approved pre-zoning and received a planning commission recommendation. The council moved to substitute an updated ordinance that corrected and clarified the petition.

After a motion to suspend the council rules to consider the measure that night, members voted by roll call to approve the ordinance as amended. The motion to substitute and the final ordinance both passed without recorded opposition.

The ordinance is framed as a permanent action to add the listed property to the city's corporate limits and to apply PUD zoning as reflected in the updated petition and ordinance language. Staff said the item had been on past agendas and that the updated version addressed small changes and corrections to the original petition and ordinance.

The council approved the substitution, suspended the rules, and adopted the ordinance by unanimous roll call. The council did not add further conditions during the meeting; the ordinance passed as presented.
