The Tahlequah City Council voted Feb. 2 to rezone 2161 West Choctaw from community commercial (C-2) to light industrial (I-1), permitting service-vehicle major repairs at the site.
Planning and Development staff summarized the request and recommended approval, noting the parcel’s proximity to existing industrial uses and its location near an Oklahoma Department of Transportation principal arterial. The staff report recorded that the property is about 3,000 feet from the nearest residential neighborhood and that the Planning Commission approved the request 3–0 with no opponents.
An applicant representative identified only as Adrian was present to answer questions. Council members asked staff to confirm the distance to the nearest neighborhood after an initial staff comment was clarified from 300 to 3,000 feet. Planning staff said the owner understands and will comply with required zoning ordinances and any performance standards tied to an industrial designation.
The resolution (No. 02022026) was moved and passed by roll call. Council’s approval allows the property owner to pursue business activities that require I-1 zoning, including engine and major repair work that go beyond basic maintenance such as oil changes and tire service.
No oppositions were recorded at the planning commission hearing or at this council meeting. Staff noted the rezoning decision aligns with the future land use map, which shows corridor commercial and nearby industrial uses.
