The Powhatan Planning Commission voted unanimously to approve the pattern book for the Powhatan Youth Wrestling facility, a proposed roughly 12,000-square-foot building on a 2.8-acre parcel in the Commerce Center zoning district near the Anderson Highway and Dorset Road intersection.
Staff summarized the project and its location, noting the site was rezoned to Commerce Center in 2019 and is in the Gateway Business future land-use designation. Staff described the facades, material palette (neutral colors, brick veneer, storefront windows, storefront awnings and insulated metal panels), orientation to roadways, and landscaping and said the pattern book meets the county's comprehensive plan, countywide development guidebook and zoning ordinance requirements.
Commissioners asked a procedural question about building height and whether it met the 35-foot Commerce Center requirement; staff said it did, although the exact height was not on hand. The applicant's representative and the architect were available online to answer technical questions. A commissioner moved to approve the pattern book ' citing public necessity, convenience, general welfare and good zoning practice ' and the commission approved it by voice vote (recorded as 5-0).
The commission noted that site-plan review and building permits will follow pattern book approval and that additional details (final elevations, setbacks, and site improvements) will be reviewed during site-plan review.
