Committee moves SB 122 to strengthen HOA ombudsman transparency

Senate Bill 122 was recommended out of committee after the sponsor said the measure clarifies processes for the Office of Homeowners Association Ombudsman, including guidance on what the office should post and how complaints or opinions are made available online.

Senator Harper said the office has been operational for nearly a year and that the bill provides modest clarifications to improve transparency so residents and boards can more easily find HOA rules, the ombudsman bill of rights, and posted opinions that follow paid-for opinions issued by the office.

No public concerns were recorded during the hearing and the committee moved SB 122 to the full Senate with a favorable recommendation by voice vote.

The bill will proceed to the full Senate for further consideration.
