Commission approves storefront and facade updates for Baraxis Layton coffee tenant

The City Plan Commission on Jan. 26 approved exterior building modifications at 1010 West Layton Avenue to support a new coffee‑shop tenant, Baraka Roastery Inc., within the Baraxis Layton development incentive zone overlay.

Kristen Connolly of DCD planning said the applicant proposes to increase clear glazing in the tenant space, remove existing awnings and add a modern metal canopy. The changes are consistent with the overlay's design standards, which require a minimum storefront glazing percentage and use of higher‑quality materials. Connolly told the commission the improvements "are consistent with the design standards" and that Alderman Speicher supports the file.

The applicant's architect described structural and glazing work and confirmed a licensed structural engineer prepared calculations for the proposed opening. Commissioners asked about seating, food offerings and hours; the applicant described an in‑store roastery, seating at windows, and prepackaged food items but did not provide final hours. The commission voted aye on a motion to approve the file.
