Mystique Enterprises seeks property‑line adjustment to create two conforming lots; planning board reserves decision

The planning board held an informational hearing Jan. 26 on a proposal by Mystique Enterprises to adjust a property line 25 feet to the south to create two conforming 75‑by‑100‑foot lots and construct two two‑story single‑family homes.

Carlos Munoz of Todd O'Connor Architects described the plans, saying the proposed homes are approximately 2,300 square feet with four bedrooms each, one‑car garages and unfinished basements with required egress wells. Munoz said the project responded to comments from building, engineering, environmental and fire prevention departments and that the Suffolk County Department of Health had given partial plan approval pending planning board action.

Board members asked questions about basements and egress windows; Munoz confirmed no variances are required for the two houses. The board closed the hearing and reserved decision to allow staff to review any outstanding plan details.

Next steps: staff will circulate departmental comments and review revised plans before a final determination.
