The Martin County Community Redevelopment Agency on Jan. 26 approved a new “Lot Match” program to market underutilized commercial parcels on corridors such as Dixie Highway and encourage business recruitment.
According to Susan Koras, Office of Community Development, Lot Match will present a public online gallery of property “profiles” (address, parcel ID, description, desired tenants), use signage and social media outreach, and host in‑person events where property owners and potential tenants can connect. Koras said the program is intended to be a marketing and matchmaking service, not a replacement for real estate brokers, and targets commercial rather than residential properties.
Legal counsel outlined a three‑party advertising agreement among the Martin County Board of County Commissioners, the CRA and property owners that limits county liability, requires property owners to provide current disclosures and photographs, and includes an indemnification provision where brokers may acknowledge commission arrangements. Counsel said the county will hold a nonexclusive, revocable license to advertise a parcel and will remove listings within five days of owner notice that a lease has been executed.
Board members asked whether county‑owned or surplus parcels, costs, and realtor roles would be included. Staff said the program will focus on commercial corridors, start with outreach and staff‑driven marketing, and expect modest costs for signage and web design handled in‑house. Koras said staff will approach property owners and local realtors and that community feedback will guide initial listings.
Member (S11) moved to adopt the program; Member (S3) seconded. The CRA approved the Lot Match program by voice vote without opposition. Staff will return with implementation details and begin outreach to property owners and nonprofit partners for potential disposition or reuse options.
