On Jan. 13 the Montgomery City Council approved multiple plats and handled several development‑variance requests after staff and Planning & Zoning (PNZ) presentations.
Plats and preliminary approvals: Council approved the final plat components for Briarley (formerly Redbird Valley), including the Cameron Drive extension and Pond A detention area, following PNZ recommendation. The council also approved a preliminary plat for Superior Properties (development 2215), which is broken into three reserves (multifamily, commercial, commercial). Planning & Zoning had recommended approval of both items.
Church of Montgomery landscaping variance: Staff explained the Church of Montgomery is developing roughly 4 of 14 acres in the current phase and requested to defer full canopy coverage requirements to phased completion. PNZ recommended approval; council approved the variance based on the ordinances in effect at the date the plan was filed.
Montgomery Veil variances (item 12): Staff described three separate variance requests for Montgomery Veil: a 16‑foot utility easement request (related to SR 105/TxDOT considerations), a reduction of the landscape setback from 25 feet to 20 feet, and allowing utilities/retaining walls within the vegetative setback. PNZ produced split recommendations: some requests were denied, some approved. Developer representative Arvin Sanderson (West Wood civil engineers) asked council to approve the variances to create a cohesive development adjoining HEB. Council voted to approve two variance sections (specific code references read in the record) and tabled the remaining setback section (identified in the record as section 78.162 or similar) for further discussion at the Feb. 10 meeting to allow additional consultation with PNZ and to preserve progress on the noncontroversial portions.
Staff and PNZ discussion noted consistency concerns about prior HEB approvals and the timing of variance requests; council used separate motions to approve individual variance sections and to table the contested section.
What’s next: The tabled variance will return for discussion at the Feb. 10 regular council meeting; other approved plats and variances will proceed toward recordation and development review.
