Board allows 40-foot lot in R3 zone for single-family home; variance granted

At a Jonesboro local board meeting, the board granted a lot-width variance allowing a 40-foot-wide lot to be used for a single-family residence in R3 zoning, waiving the usual 50-foot minimum width requirement.

Josh Neely, identifying himself as representing Klaus Property Management and ReedServing Consulting, requested the variance and told the board the property was purchased in 2025. Neely said the parcel is about 6,398 square feet — larger than the R3 minimum 6,000-square-foot lot-size requirement — and that the proposed home would be a single-family dwelling, not apartments. "It is gonna be a single family residence," Neely said, adding that the owner may rent the house initially and consider resale later.

Board members discussed whether rezoning or replatting was feasible and noted there are existing 40-foot-wide lots in older parts of the city. Members observed that approving the variance would promote infill and return a vacant lot to productive use. One board member moved to grant the variance; another seconded, roll-call voting followed and affirmative responses were recorded. The board carried the motion.

The board’s discussion noted the lot met other dimensional requirements — setbacks and area — and that narrow historic lots exist nearby. The board said granting the variance would allow construction rather than leaving the lot vacant; the applicant was thanked and the meeting moved to adjournment.
