The Nantucket Historic District Commission approved plans for a new dwelling at 74 Monomoy Road after a detailed presentation by the project architect. The design retains a prominent picture window from the existing house, reorders the façade for more consistent openings, and proposes a maximum ridge height of about 28½ feet — roughly one foot taller than the existing structure.
The presenter noted the lot is narrow and mostly hidden from the shared driveway, and compared the proposed ridge height to nearby homes. Commissioners asked about ridge height, visibility from neighboring properties, and the design’s asymmetry. Commissioner Abby said she found the front composition awkward; Commissioner Angus and others supported the design and praised the massing and color choices. The board moved and carried approval by voice vote.
