YUMA, Ariz. — The Yuma Planning and Zoning Commission held a second public hearing on a major general plan amendment (GP4448925) seeking to change land‑use designations on roughly 36.24 acres at the northeast corner of 48th Street and 5.25 E.
Erica Peterson of community planning said the proposal would change portions of the site from industrial, suburban density residential and low density residential to suburban density residential and low density residential to accommodate roughly 32 single‑family homes. Peterson said the applicant plans to follow the amendment with rezoning of about 8.6 acres to low‑density residential and roughly 27.64 acres to suburban ranch to allow development of the 32 homes. Staff estimated the resulting population under the suburban/low‑density designations would range from about 64 to 350 people.
Peterson said property owners within 660 feet were notified and a neighborhood meeting was held Oct. 2; she noted a few neighbors sought clarification of the proposal, one neighbor submitted a letter in opposition, and some attendees raised concerns about potential traffic on 40th Street.
Peterson also reported that on July 11, 2025, Marine Corps Air Station Yuma (MCAS Yuma) provided a compatibility determination approving the proposed development of 32 single‑family homes for the request. "At this time, staff recommends the planning and zoning commission approve the request to change the land use designation," Peterson said.
Commissioners asked staff to re‑show slides to confirm the map and acreages; staff confirmed the southern 8.6 acres were proposed for low‑density residential and the northern portion for suburban density.
There was no recorded final vote in the provided transcript excerpt; staff's recommendation was on the record and the commission moved to clarifying questions.
