Committee adopts resolution opposing rezoning request for Railroad Trestle parcel in North Hudson

The Community Development Committee voted on Jan. 15 to recommend that the full St. Croix County Board oppose a rezoning request by Railroad Properties of Hudson LLC for a south parcel of the Railroad Trestle property in the Village of North Hudson.

Public commenters Dan Schmidt and Celeste Cobrell urged opposition, saying the parcel is narrow, historically guided as conservancy, within mapped flood hazard area, and that county‑owned parcels surrounding the site create an interest for the county in how the land is used. Staff provided a history of the parcel’s zoning and ownership, noting the county and neighboring municipalities hold adjacent ownership and that the City of Hudson maintains the dam.

Committee members discussed options including continued engagement with the village and developer and the practical difficulties of developing the low, wet south parcel. One supervisor said the north parcel already approved for lower‑density housing was a better fit than the southern parcel.

A supervisor moved the resolution opposing the rezoning (parcel IDs were read in the meeting); the motion was seconded and carried unanimously. The committee will forward the recommendation to the full board for its consideration.

The resolution does not change village action; it records county views as an adjoining property owner and urges the Village of North Hudson to consider county interests.
