The City of Gahanna Planning Commission approved variance VDash0002-2026 for 52 Price Road to permit a lot split that would result in two parcels with approximately 120 feet of frontage each, short of the zoning requirement of 150 feet for ER (estate residential) lots.
Planning staff said the site is zoned ER, is just under 5 acres, and is notably deep and narrow. The applicant’s proposed split would create two parcels of roughly 2.2 acres each with frontage measured at about 120.9 feet and 120.3 feet—approximately 30 feet shy of the 150-foot frontage requirement. Staff characterized the 30-foot deviation as relatively minor and recommended approval, noting both parcels would still exceed the ER minimum lot size (1 acre).
Applicant Barbara Rogers, owner of the property, told the commission the house and garage on the site were demolished in November but two small outbuildings remain; she said she discovered a well and septic and is arranging to seal the well and address the septic. Rogers also noted a sanitary sewer easement crosses the property, which influenced how the split was designed, and that a shared driveway and maintenance agreement have been prepared and will be updated after the split is finalized.
Commissioners confirmed that, if the split is approved, subsequent design details such as house color and building permits would be handled through building permits rather than the Planning Commission. Several members recommended recording or revising the shared-driveway maintenance agreement only after the split is complete and advised that legal counsel review any recorded real-estate documents.
Mr. Greenberg moved to approve VDash0002-2026; Mr. Tamarkin seconded. The clerk called the roll and the motion carried.
