Plan Commission Approves Brandon Meadows five‑lot primary plat

The Porter County Plan Commission voted unanimously to approve the primary plat for Brandon Meadows (case MJ2024‑1), a plan to divide roughly 52.92 acres into five parcels that meet the county’s A‑1 minimum 10‑acre lot size.

Todd Leaf, representing the petitioners, told the commission the parcel contains a pipeline easement and areas of poor soils but that “because the lots are so large, we have plenty of good soils for home construction and the septic systems in the area.” He said the petition received 11 design waivers earlier in the review to allow a process more like a minor subdivision and that staff and engineering review letters cleared the plat for action.

Staff and commissioners confirmed that A‑1 zoning permits single‑family detached dwellings with a 10‑acre minimum, and the petitioner affirmed the five lots meet those requirements. The commission also heard from staff that roadside swales and driveway culvert details had been resolved to the county highways engineer’s satisfaction.

A motion to approve the primary plat was made and carried with recorded votes in favor by Kevin Price, Bob Gillian, Craig Kenworthy, Pamela Mitchell Fisher and Ed Morales; the motion passed 6‑0. The commission chair closed the item with holiday remarks and moved to the next agenda matter.

The approval is a recommendation and is final as recorded in the commission minutes; any required permits (for septic, driveways, building) will follow standard permitting and inspection processes.
