Board approves minor lot-split variance at 25 Northwest 11th Street

The Fort Lauderdale Board of Adjustment approved variances to allow splitting 25 Northwest 11th Street into two roughly equal parcels after the applicant demonstrated a small survey discrepancy.

Applicant Luke Joseph said county records list the lot at about 12,006 square feet, but a more recent survey measured about 12,000 square feet. The curve at the corner of 11th Street and Andrews Avenue reduced one proposed parcel by roughly 48 square feet; Joseph asked the board to allow the resulting parcel sizes (one slightly under 6,000 square feet). He said the earlier hearing left the board inclined to allow the split.

Board members agreed the loss of a few square feet because of the lot curve was not a hardship created by the owner. A motion to approve the requested variances was made, seconded and passed by unanimous roll-call vote.

Next steps: applicant to record the subdivision per city and county procedures and obtain any required building permits for future development of the lots.
