Montezuma County planning commissioners voted unanimously to recommend approval of a subdivision amendment and boundary line adjustment for the Royce Subdivision, submitted by Kevin Kessler, Leslie Petita and Linda Drake for two parcels near Road 30 west of Highway 184 in the Dolores area. Staff said the adjustment conveys about four acres from the Drake property to the Kessler parcel to expand pasture area for agricultural use.
Planning staff explained both properties lie within the same subdivision and that the proposal effectively amends the subdivision plat rather than creating new parcels. Staff noted surrounding land uses include residential and agricultural uses, and that the adjustment would transfer approximately four acres from one parcel to the neighboring parcel to benefit agricultural operations.
A commissioner asked for a clearer before‑and‑after plat; staff displayed the map on screen and showed the adjusted boundary, after which a commissioner moved to recommend approval. The motion was seconded and a roll call vote was unanimous Aye, with the record noting that one lot will gain four acres and the other will lose four acres.
The commission’s recommendation will be forwarded to the Board of County Commissioners for final action.
