The Northglenn City Council on Jan. 12 unanimously adopted Resolution CR 32, approving the Carl's Farm Filing No. 1, Amendment No. 7 final plat and a subdivision improvement agreement that lays the groundwork for a Dion's restaurant on a 3.178-acre parcel north of 120th Avenue.
Interim Director of Planning and Development Becky Smith said the parcel is designated planned development and identified the public improvements the city will ultimately accept: an 8-inch water main, an 8-inch sewer line, a manhole, and a fire hydrant. Staff and the planning commission concluded the plat complies with the Unified Development Ordinance and recommended approval. Smith said the estimated cost of required improvements is about $165,000 and that notice for the public hearing was performed in accordance with city requirements.
Mike, the applicant's representative for Dion's, described the chain as an operator with 30 restaurants (including three existing Colorado locations and another in Green Valley Ranch) and said the company is "excited to be part of the community." No members of the public testified in opposition during the hearing.
Council member Goff moved approval; the motion was seconded and the vote was recorded as unanimous. After the vote, the mayor welcomed the business to Northglenn.
The decision authorizes the city to accept the listed public infrastructure once constructed and to record the plat. The council did not attach additional conditions beyond the standard subdivision-improvement requirements. The applicant and staff may now work on the SIA terms and construction sequencing before the city accepts infrastructure.
