The Rio Rancho Planning & Zoning Board approved a preliminary plat for Phase 2 of the Zuma Ranch subdivision, which proposes 114 single-family residential lots and 15 tracts on approximately 59.63 acres.
Ben Isaacs, municipal planner, said the plat conforms to R-4 lot-width and acreage standards and follows the Zuma Ranch master plan adopted in 2023. He described access points from Caracas Drive, Zuma Ranch Road and Machu Drive, and noted Tract A will contain a centrally located park while Tract L will hold a detention pond. "All proposed lots conform with lot width and acreage standards for the R-4 single family residential zoning district," Isaacs said, and staff recommended approval with findings and conditions, including that additional park acreage be provided in phase 3 per the master plan.
Justin Simonson, agent for the applicant Isaacson (representing Zuma Ranch LLC), said the team looks forward to bringing the community to Rio Rancho. No public opposition was recorded. The board moved, seconded and voted to approve the preliminary plat.
Staff will track compliance with conditions of approval and ensure required park acreage and technical details are addressed in subsequent filings.
