The DRC reviewed the Madison Oaks major development plan, part of the Wild Oaks development. Planning staff noted consultant Al Stringfellow had reviewed the file. The applicant explained the "first 10 feet of the property is a Duke easement," which pushed required landscaping behind the easement and left limited buildable area. The applicant asked planning to explore a 10% dimensional modification to allow a 22-foot effective setback so trees would not be placed in the utility easement.
The applicant also asked whether stormwater and other engineering calculations could be provided at the construction site plan phase; public works said that practice has been acceptable and staff will coordinate on comments. Planning said they would email Alex (and copy Bobby) to follow up on the easement/setback issue and clarify comments raised by engineering and the architect. No vote or formal decision occurred at the meeting.
