Committee advances Meadows of Oxford brownfield housing TIF, schedules Jan. 22 public hearing

The Oakland County infrastructure committee voted to forward the Meadows of Oxford Brownfield Redevelopment Plan to the Finance Committee and set a public hearing under Public Act 381 of 1996 for Jan. 22, 2026 at 6 p.m. at the Oakland County Board of Commissioners Auditorium, 1200 North Telegraph Road, Pontiac.

Kristen Wilton of the county planning division and Brad Hanson summarized the project: a housing development on a 3.86-acre vacant parcel at 147 South Washington in the village of Oxford. The plan envisions 32 units (16 two-bedroom and 16 three-bedroom units) and an estimated total investment of $9.4 million. About seven units (roughly 22 percent) would be set aside as workforce or attainable housing for a 15-year period. Wilton said developer reimbursement for eligible activities would be paid back over about 14–15 years, and the Brownfield plan includes a local site revolving loan fund component in the final five years of capture.

Commissioners asked about the duration of the affordability requirement; staff confirmed the 15‑year timeframe coincides with developer reimbursement. The committee voted 7–0 to forward the plan and announce the public hearing date and location.
