Rochester Hills City Council on Jan. 12 approved preliminary site condominium plans and a wetland use permit for Camden Crossing, a proposed 25‑home development on about 9.36 acres at 430 West Hamlin Road.
The developer and project team presented the proposal, which the planning commission had unanimously recommended. Ralph Nunez, the project’s land planner, said the plan had been approved previously but expired and was now back in a reduced form intended to preserve trees: "One of the reasons for that loss of that unit was to meet the 40% ruling for the preservation of trees," he said. The design concentrates houses toward the south of the site, preserving the natural northern portion and buffers near an ITC corridor.
Council members asked about utility easements and stormwater. Ms. Roediger, representing the applicant, confirmed a gas pipeline easement that runs diagonally through the parcel and described setback locations. Council members also pressed about detention sizing; staff and the applicant said detention is designed to meet the city’s 100‑year event requirement. The council’s approval language cites plans received by the planning department on Oct. 30, 2025, and includes seven findings and five conditions.
The council separately granted a wetland use permit to permanently impact approximately 11,427 square feet of wetlands to construct the private road, building areas and associated infrastructure, subject to four findings and three conditions included in the packet. Applicant representatives said most impacted wetland area would be existing wetland modified for stormwater mitigation and that only about 143 square feet of regulated wetland would be directly impacted.
Next steps: the project will return for final condominium approval and any additional administrative reviews required under the conditions the council attached.
