Zoning commission recommends approval for Hagan Ranch assemblage rezoning and townhouse use

The Palm Beach County Zoning Commission recommended approval of the Hagan Ranch assemblage rezoning and an accompanying Class A conditional use to allow townhouse units after a brief staff and applicant review on the commission’s regular agenda.

Staff introduced ZC A 202501317, noting the request to rezone the property from AR (agricultural/residential) to RS (single‑family residential) and to permit townhouses through a Class A conditional use. No public comment cards were filed and the applicant indicated no further presentation was necessary.

The recommendation came after commissioners disclosed communications with stakeholders; one commissioner said they had spoken with Kevin Tuma and another noted conversations with Ken and Wendy Tuma. Following disclosures, a motion to recommend approval of item 3(a) and item 3(b) was made, seconded and carried with affirmative votes.

The commission’s recommendation moves the application forward in the county review process; staff will update the record to reflect the commission’s action and any final conditions addressed during review.

The commission did not take any additional substantive amendments during the hearing and there were no public protesters or cards indicating opposition. The matter will proceed according to standard county procedures for zoning map amendments and conditional uses.
