Plan Commission approves PS Seasonings 184,000‑sq. ft. site plan subject to traffic study

The City of West Bend Plan Commission voted Jan. 6 to approve a site plan for a proposed 184,000‑square‑foot industrial and office building for PS Seasonings in the city's industrial park, with the applicant required to provide a traffic impact analysis (TIA) as a condition of approval.

Staff described the 60‑acre site as zoned M‑2 (heavy industrial) and said the project meets district requirements. The plan calls for two driveways off a new cul‑de‑sac bulb on Forge Place, LED site lighting on 22‑foot poles, landscaped parking areas and precast concrete building panels with several shades of gray and red accents. Staff recommended approval with listed conditions, including compliance with sign code and the required stormwater management.

Devin Pittman of Bryan Building said the developer has retained a traffic firm and expects the TIA in about three weeks. "I did engage traffic impact analysis and design to do that for us and we expect it in about 3 weeks," Pittman told the commission, and said the TIA is a condition of approval.

Commissioners raised concerns about future traffic as the industrial park fills and suggested possible speed reductions on the adjacent stretch of road to improve safety. Staff noted the park's road was designed to allow a left‑turn lane if volumes require it and that the city will monitor impacts as development progresses.

Commissioner Matt moved to approve the site plan; a second was given. The commission voted by voice; the chair recorded the vote as 'aye' and stated the motion carried. The applicant will submit the TIA and coordinate with staff on any mitigation measures that study recommends.
