The Milford City Planning & Zoning Commission approved a site plan for a three-story, approximately 14,140-square-foot office building at 40 Armory Lane proposed by Somerset Capital Group.
Attorney Thomas Lynch presented the application and said the principals plan to locate their company headquarters at the site. Architect John Witko described the building as three stories with parking on the first level and two floors of office space above, and said the design meets the Milford Center Design District (MCDD) guidelines. Engineer Ronald Wazemer reviewed site access, stormwater, grading and noted the project falls within 1,500 feet of the coast and therefore required a coastal area management (CAM) review; he said city departments reviewed the plans and supplied approvals or no negative comments.
Commissioners asked about parking layout, whether the ground floor would be open, and EV-charger placement; the project includes 61 spaces where 57 are required and includes seven EV charging stations. The applicant said the ground-floor parking areas will be open except for the pedestrian lobby and that charger locations were not yet finalized. A commissioner asked how snow and runoff would be handled; presenters said the parking is pitched to shed water and that snow would be removed when necessary.
A motion to approve the site plan carried on the record vote with commissioners announcing their support. The commission congratulated the applicant and welcomed the new business to downtown Milford.
