Plan commission approves preliminary plat for 21-lot Kingfisher Hollow subdivision

The West Bend Plan Commission voted Jan. 6 to approve a preliminary plat for Kingfisher Hollow, a proposed residential and industrial subdivision east of South Main Street and south of West Progress Drive.

Planning staff described the plat as a 21-lot subdivision that includes 10 single-family lots, eight two-family lots, one multifamily lot slated for a future site plan and two industrial lots at the north end. Staff said the plat had been revised to place the stormwater feature on Lot 20 (the multifamily lot) rather than in a separate outlot and that all lots comply with the zoning for their respective districts.

Staff said the Kingfisher connection will extend to Progress Drive, providing a second access to Rolling Hills and completing a water-main loop that will improve water service and fire protection. The sanitary sewer will be extended and grading will direct internal drainage to the stormwater facility on the multifamily lot.

A developer's agreement and park/ street-tree fees will be required prior to final approvals and the developer is expected to present a future site plan for the multifamily lot. No members of the public spoke on the item during the meeting.

A motion to approve the preliminary plat was made and seconded; commissioners asked clarifying questions about the multifamily entrance and future site plan, then voted 'aye' and the motion carried.
