Council approves multiple land-use items: special-use permit at 1318 S. 16th, rezoning 1615 Frisco, preliminary plat and PUD for industrial park

The council approved several land-use items in a single meeting block: a use-on-review to allow one additional rental unit at 1318 South 16th (applicant James Perryman) after public testimony and questions about parking and ordinance consistency; a rezoning request to change 1615 Frisco Avenue from Agricultural A-1 to Heavy Industrial I-2 (applicant agent Gary Nolan for TGBE Investments); and approvals for the industrial park’s preliminary plat and a planned-unit development (PUD) to permit flexible subdivision standards appropriate for industrial uses west of the Chickasha Municipal Airport.

Staff and Planning Commission recommended approval of the rezoning, plat and PUD. Applicants (Wallace Design Collective representatives) described phased development for roughly 148.6 acres and a preliminary layout of approximately 105 lots with required detention and public improvements. Council asked for clarifications about map orientation (several references to 'west' versus 'east' of the airport were corrected) and confirmed staff conditions and future final-plat reviews for each phase. One councilmember recused themselves on the plat vote for a disclosed reason.

Outcome: the council adopted the use-on-review, rezoning and approvals for the preliminary plat and PUD by roll call votes. Staff will return future developer agreements, final plats and project-specific infrastructure proposals for additional council action.
