At its Jan. 4 meeting the Blount County Planning Commission granted a variance to the minimum-lot-size requirement and approved a replat for Lot 17 in RTP Village ("Top of the World").
Staff (Mr. Hancock) explained the request, saying the three lots are being combined/adjusted and that the resulting combined area is 14,984 square feet while the regulations require 32,670 square feet. Because the reduced lot size requires a variance, staff presented the matter to the commission and listed outstanding items, including modified certification by the Environmental Health Department, signed plats with required certifications, planning fees and the environmental health review fee and variance request fee.
Commissioner McClellan moved to approve the conditions; Commissioner Solins seconded. After no further discussion the motion passed; the transcript records the vote as "motion passes" without a roll-call tally.
The approval included the usual conditions that outstanding certification and fees be completed before final certification and recording. Staff noted the roads are private and not subject to dedication, which affects the plat layout and requirements.
