Board to consider two zoning map amendments: Bayshore lot rezoning and Airport Road map correction

Planning Manager Rick Stauter presented two zoning items the board will consider. The first (Ordinance O2601) requests rezoning about 0.8 acres at 675 Bayshore Drive from Rural Residential (RR) to Residential Suburban (RS). Stauter said the property lies on the edge of city limits, is in Board District 6, and the planning commission unanimously recommended approval. If approved, the owner would be able to divide the lot to create a vacant single‑family lot. "The requested RS residential suburban zoning would be compatible with surrounding zoning and development," Stauter said.

The second item (Ordinance O2602) is a map‑correction for approximately 7.99 acres at 526 Airport Road that was mistakenly depicted as RN‑5 on the new zoning map adopted in November 2024. Stauter said the request would restore the parcel to its prior commercial designation (now called CR, regional commercial). The property is the longtime location of Clayton Homes of Hot Springs and sits across Airport Road from the Hot Springs Memorial Field Airport entrance and Fire Station No. 4. Planning Commission unanimously recommended approval of the correction.

Both items will come before the board for formal action at the Jan. 6, 2026 meeting.
