Uvalde County approves Frio River Estate subdivision plat after TCEQ-size issues addressed

The Uvalde County Commissioners on the record approved the Frio River Estate subdivision plat, moving the project past earlier technical objections tied to wastewater sizing and confirming water service to the new lots.

Commissioner Copeland, who introduced the item, said the plat was before the court for a second time because "some of the tracts didn't meet the TCEQ requirements for minimum size for, for wastewater," and that the applicant had consolidated lots to comply. The applicant's representative, identified in the record as Mr. Goetznick, told the court that lots along the longest street would be a minimum of a half-acre and that Kanipa Water Supply had agreed to provide water service.

The submitted plat omitted street names. The developer said the longest street will be called Penny Lane and described two shorter streets as Nickel and Dime; a later remark in the record referenced the names as "Penny, Nickel, and Dodd," creating an inconsistency that will be resolved before recording. The court approved the plat "as submitted" on the condition the omitted names are added and recorded.

The approval follows prior discussion and a short pause in review while the applicant consolidated lots to meet Texas Commission on Environmental Quality (TCEQ) wastewater minimum-size standards. The commissioners voted in favor of the motion to approve the plat.

The county clerk will receive the signed addendum to the record and the plat will be filed once the street names are placed on the recorded document.
