Ada County finalizes approvals for two land‑use applications, including a 40‑acre Dry Creek proposal

The Ada County Board of Commissioners approved finalized documents for two planning and zoning matters Dec. 23: applications associated with Rocky Mountain Companies (application numbers 202501512S and 20060071DADM) and a separate application from David Evans Associates (02/14003 ZC DA S PRV) concerning a 40‑acre site northeast of Dry Creek.

For the Rocky Mountain Companies matter staff said the application — for property across from the Albertsons at Lake Hazel and Five Mile — was revised into a 12‑lot configuration and included commitments on signage and other site details; the board approved the revised findings of fact and conclusions of law. For the David Evans Associates item, staff presented a final development agreement and variance for a private‑road lot division on the 40‑acre site; that item had been tabled after a Dec. 10 hearing and the board approved the variance and final development agreement after staff revisions.

Commissioners noted the long process and community engagement in both matters. Staff also noted that ordinance language and related documents are embedded in the final agreements as part of approvals.
