Commission recommends approval of three rezoning requests; public hearings scheduled for Jan. 6

Madison County — At its December public hearing the Planning and Zoning Commission recommended approval of three rezoning requests and will forward those recommendations to the Board of Commissioners for a public hearing on January 6.

Brook and Samuel Francis requested to rezone a 4.00-acre portion of a 27.33-acre parcel from A1 to AR to allow a split for mortgage purposes, with the remaining acreage to be rezoned to A2 to bring the property into compliance. Applicant Brooke Francis told the panel, “we are just rezoning for our mortgage purposes. We just built a house on that property.” No public opposition was recorded and the commission voted to recommend approval.

Marcus and Deborah Hale sought to rezone 16.08 acres from H1 to R1 to enable two tracts (survey later clarified at about 8.68 and 7.4 acres). Commissioners discussed easement access and whether the carve-out would increase buildable lots by one or two; after no public opposition, the commission voted to recommend the rezone to the Board.

Kyle Wood, acting for Beverly Flingman, presented a request to rezone 36.81 acres from A1 to AR/A2 to allow four tracts (approximately 5.419, 5, 9.9 and 16.491 acres). The applicant’s surveyor described the owner’s circumstances and intent to sell smaller parcels; no opposition was offered and the commission recommended approval.

All three items will be on the Board of Commissioners’ agenda for a public hearing on Jan. 6. The commission recorded its recommendations and encouraged applicants to attend that hearing.
