Coffey County approves sale of surplus property at 405 New Hampshire for $167,500

The Coffey County Board of Commissioners on Dec. 22 adopted Resolution 2025-967 declaring 405 New Hampshire Street surplus and authorizing its sale to Julie Dawson of Burlington for $167,500.

Chair opened a public hearing on the proposed sale at 10:00 a.m., and staff read the resolution and the property's procedural history, including a corrected legal description and prior foreclosure steps. No members of the public spoke during the hearing, and the board closed the session before taking a vote.

A staff overview said TrustPoint had listed and marketed the property under a commercial listing agreement and that an offer of $167,500 was received Nov. 17, subject to inspections and a public hearing. The resolution authorizes the chairman to sign closing documents and a general warranty deed once closing funds are confirmed. Staff noted a commercial appraisal from November 2023 valued the building and contents at $150,000 and that minor repairs (including a recently repaired gas leak) were completed during inspection.

The board voted to adopt the resolution and authorized the chairman to execute closing documents when funds are tendered. Commissioners did not record a roll-call vote by name on the record; the motion carried with all members present saying "Aye."
