Rocky Mountain Companies' Hazleton commercial subdivision advances; development agreement due Dec. 23

Rocky Mountain Companies presented a preliminary plat for the Hazleton commercial subdivision (project 202501512) and described a 12-lot layout intended to bring neighborhood-serving retail and services to southwest Boise. Staff said the site has approvals to connect to Boise public works / Veolia water because of prior plats and that ACHD requires right-of-way improvements and a right-turn lane at Lockwood Street. Revised signage and lighting plans were submitted to address neighbor concerns; conditions include Central District Health approval for infiltration beds and ADA County engineer sign-off on drainage and surface plans.

Applicant Ben Millick said the firm will market the front lots to high-visibility tenants and expects site infrastructure to be installed in the next 12–18 months, with first tenants possibly opening by 2027. The board agreed to table final approval to Dec. 23 to allow staff to receive the signed development agreement and finalize conditions.
