Council approves a string of land‑use items, subdivisions and sign/variance requests

The Las Vegas City Council on Dec. 17 cleared a package of land-use items that included approvals of tentative maps, site-development reviews, variances and sign requests across several wards.

Highlights included: approval of a multi-lot subdivision and associated general-plan items by KB Homes (item 58) and companion approvals to support trail connectivity and a vacation of right-of-way by Tri Pointe (item 54). The council also approved a site-development plan review for a medical office building (item 57) and a 6,200-square-foot dental office (item 59). Additional items included a street-name change within a large master-planned community (item 60) and a projecting sign for an East Fremont business (item 61). Several variances for residential accessory structures and parking were considered, and the council approved or modified conditions on multiple items after staff and commission recommendations and public comment.

Council approved appointment of Aaron Jimenez to the board of civil service trustees (item 35) and reappointed two members to the Historic Preservation Commission (item 36). For a small-business parking variance (a salon) council added an administrative one-year review condition and approved the variance with that review requirement.

Many items were approved after staff or planning-commission recommendations and with added conditions in a few cases. The approvals advance a range of development projects citywide; in most cases site-specific conditions and further entitlements remain to be satisfied before final construction permits are issued.
