Retail plaza expansion at 2695 Union receives negative declaration, moves to town review

The Cheektowaga Planning Board voted to issue a negative declaration for a site-plan amendment at 2695 Union on Nov. 26, clearing the way for the application to proceed to town-level review. The project would demolish a standalone structure and add 13,462 square feet, bringing the plaza to roughly 33,542 square feet and three retail units.

Applicant representative Anthony told the board the design adds a pedestrian-access spine through the site, proposes to close a middle curb cut and increases green space from about 2,500 to 5,000 square feet — roughly a 6.5% increase. Stormwater will reuse existing catch basins where possible and the team will verify detention and grading in engineered plans. Anthony said the wetland-delineation permit from DEC is at the 90-day mark and is expected soon.

Planning staff recommended a negative declaration based on the submitted materials; a motion to adopt the negative declaration was seconded and approved by voice vote. The project will proceed to the town for final administrative review, and engineers will provide final stormwater calculations and any required DOT permits for the curb work.
