Item 1, a request by Nikita Patrick Thomas for a special exception to locate a private school at 8191 C Place in an office district, was delayed because the petitioner did not appear; staff said this was the second no-show and the applicant must reapply.
Item 2: Michael Rovzik requested a special exception to place a 12-by-16-foot accessory storage structure on a 1.35-acre lot at 3867 Durban Street in a flood-hazard zoning district while the owner prepares to build a single-family home. The board noted any approval would be subject to the city's flood ordinance and approved the exception after a motion to approve "as requested." The petitioner confirmed the structure would have no plumbing and would be used to secure tools and equipment.
Item 3: David Honeycutt requested a special exception for living quarters and sanitary facilities and an accessory structure at 5612 Felder Road in an Ag-1 zoning district. Honeycutt said the unit would be a one-family mother-in-law structure for elderly relatives (not for rental). A motion to approve carried.
Item 5: John Threl Killam (representing the owner of a large parcel) asked for a variance to the flood ordinance and a special exception for an accessory storage structure at the parcel on Washington Ferry Road. He said the structure was built for equipment and recreational storage and was not for living. The board approved the variance and special exception unanimously, with board members noting the structure would be used strictly for storage.
The hearing concluded after the vote on the contested assisted-living request, which the board denied.
