Commission recommends rezoning on Turkey Creek Road to reduce needed variances for subdivision

The Farragut Municipal Planning Commission voted to recommend rezoning parts of tax map 152 at 12232 Turkey Creek Road from Agricultural to R‑2 (general single‑family residential) to allow two tracks that were sold without legal subdivision to be split into conforming lots for housing.

Staff explained the parcel was originally a single tax parcel but was sold as two tracts to separate owners without subdivision; dividing the parcel into two smaller lots under the Agricultural district would create nonconforming lot sizes because Agricultural has a five‑acre minimum. Rezoning the subject portions to R‑2 (the same zone as the adjacent Bricksworth development) would reduce the number of variances required by the Board of Zoning Appeals and leave only the lake portion lot‑size variance to be considered.

Staff recommended approval of Ordinance 25‑22 and Resolution PC‑25‑12 to forward the rezoning to the Board. Applicant David Hall said he had nothing further to add. Staff said the rezoning will go to the Board of Zoning Appeals (BZA) as part of the process in January/February given holiday scheduling.

Commissioners voted to recommend the rezoning; staff noted both owners support the rezoning. The motion passed by voice vote.
