Planning staff flag two Timber Drive projects in Garner; both by-right and in review

Garner planning staff reported two new development proposals on Timber Drive near Vandora Springs during the Nov. 25 work session.

Planner Mister Treasonberg said the first proposal, titled Timber Drive Woodland Mixed Use, is a two-building plan that places a specialty grocery on the corner with flexible retail space in a second building and a stormwater feature and buffers on the rear perimeter. The parcels are zoned Neighborhood Mixed Use General, and the grocery/retail configuration is a by-right use in that district, he said.

The second proposal, described as the Timber-Thompson commercial parcel, is a three-building layout at the triangular intersection of Timber Drive and Thompson Road. The applicant has identified uses including a day care, flexible retail and office space; Treasonberg said that building locations and access points are oriented to Timber Drive and Thompson Road and the proposals are in plan review.

Council asked whether the Thompson-Timber project would alleviate prior development restrictions on Thompson Road; Treasonberg replied that it would not, because further southern connections would be required to alter the access pattern. He also confirmed both projects fall within the Timber Drive overlay and are subject to buffer or build-to options (noting 25-foot and 35-foot dimensions in the overlay rules).

Staff invited council members to contact project case managers for more detailed design or review questions.
