Everwood subdivision granted conditional preliminary approval for 45 lots in Plainview Township

The Sampson County Board of Commissioners granted conditional preliminary approval for the Everwood Subdivision, a 44.75-acre tract on Harnett Dunn Highway in Plainview Township proposed to be divided into 45 single-family lots.

Planning staff said the applicant (Godwin Engineering) and the landowner (identified in the packet as Ashley Bridalwill Realty) propose county water and individual septic systems; 18 lots would rely on off-site septic. Staff told the board the preliminary plan complies with county subdivision regulations and the Sampson County land use plan, and the planning board voted unanimously to recommend conditional approval pending the final plat meeting requirements of sections 504–506 of the subdivision regulations.

A motion to approve the subdivision was made and carried. Staff noted the development is located in the residential growth node on the county land-use map and that there are no identified FEMA floodplain or 404 wetlands on the property.
