Long Beach ZBA grants variance to enclose front landing at 74 Dalton Street

The Long Beach Zoning Board of Appeals voted unanimously Thursday to grant a variance allowing Carly Meltzer to enclose the front landing at her home at 74 Dalton Street.

Meltzer told the board the small, one-story addition is intended as a mudroom to create more space after the recent birth of her child. The application cited variances under Long Beach zoning sections 9-105.8 C (front yard) and 9-105.8 F (building area).

Board members questioned packet photos that appeared to show neighboring houses and confirmed Meltzer’s house was the property at 74 Dalton. Staff and members said the enclosure would add about 35 square feet to the building footprint and increase the calculated building area from roughly 41% to about 48% of the lot. Chairman Morelli summarized that the addition will cover the existing landing without extending further into the front yard setback.

There was no public opposition. Chairman Morelli moved to grant the application; Commissioner Markowitz seconded. Commissioners Callahan, Markowitz, Brooks and Alvarado and Chairman Morelli each voted to grant, and the board announced the application was approved.

After the vote staff advised Meltzer to contact the building department the next day to receive a formal notification and guidance on the next steps for permitting.
