Board approves multiple land‑use items including Palm Avenue vacation, seawall permit and student housing plan

The board's afternoon agenda included a series of land‑use and environmental items that the commission approved unanimously.

Planning staff presented the Board of Zoning Adjustment's recent actions and the board accepted those recommendations. The board approved a petition (PTV25‑08‑022) to vacate approximately 0.258 acres of an unopened 60‑foot right‑of‑way known as Palm Avenue in the Winter Garden Manor subdivision; staff found no objections from county divisions or utility providers.

Environmental Programs Administrator Tim Hull presented an after‑the‑fact shoreline alteration dredge & fill permit application (SADF2502006) for a replacement vinyl seawall at 3513 TCU Boulevard on Lake Irma. Staff described an enforcement history including an NOV and a special magistrate order; after reviewing consistency with county code, staff recommended approval subject to conditions and the board granted the permit.

The board also approved DP2503057, a student housing development plan for a 2.38‑acre tract (approximately 447 bedrooms) in the Quadrangle plan development district; staff said the plan is consistent with the plan development zoning previously approved by the board.

All items were approved with recorded motions and unanimous voice votes.
