The Area Planning Commission voted to recommend rezoning two parcels at 2340 and 2350 North 24th Street from R-1 single-family to M-1 light industrial to allow automobile storage and a tow yard, with site-plan approval and any required variances to be handled by the Department of Engineering.
Planning staff told the commission the parcels include mixed prior zoning due to earlier parcel combination, that the nearest residential zoning lies within 300 feet of parts of the property, and that a site plan was not provided beyond a Beacon printout. The staff and the Department of Engineering provided a favorable recommendation conditioned on submission of a site plan and consultation with engineering on setbacks.
Attorney Richard Shagley, representing the property owners, said he expects the current owners to sell the parcels to a company that will operate the tow yard; he described the site as tucked back from the street and buffered from residences by surrounding commercial and manufacturing uses. He asked the commission for a favorable recommendation.
Commission discussion addressed prior zoning designations, parcel lines that split zoning designations, and the potential need for variances and engineering review. The commission voted in favor of a favorable recommendation by voice vote.
The favorable recommendation will be forwarded to the City Council and the redevelopment process, subject to standard site-plan and engineering conditions.
