Commission approves rezoning of Dean’s Bridge Road parcel to agricultural/residential

At its December session the Augusta Planning Commission approved a rezoning recommendation for Z‑25‑42, which would change about 3 acres at 5940 Dean’s Bridge Road from Agricultural A and B2/general business to Agricultural A for residential purposes. The request was made by James Bernard Powell and presented by planning staff.

Todd Kennedy of planning staff told commissioners the parcel sits within the South Richmond character area and that the proposed rezoning is consistent with the 2023 comprehensive plan’s vision for low‑density, rural residential character. Staff reported no development is proposed and that the parcel meets ordinance lot‑size and lot‑width requirements.

Judith May spoke for her uncle, James Vernon Powell, saying he does not plan to operate a business again on the site and wants to keep the property for residential use. Staff recommended approval and a motion to approve with conditions passed; the item will be forwarded to the full Augusta Commission on Jan. 6, 2026, with the planning commission’s approval recommendation.

Conditions noted by staff include compliance with applicable development standards and site‑plan review at the time of any future development.
