Walton County TRC conditionally approves Wolf Creek Phase 2 pending outstanding comments

The Walton County Technical Review Committee voted Dec. 3 to conditionally approve Wolf Creek Residential Development Phase 2 (MAJ25-000052), a major PUD application by O'Connell and Associates on behalf of C & R Freeport Properties LLC. The project proposes new road access from Phase 1 and single-family and duplex lots across approximately 602 acres under rural residential land-use and rural village zoning.

Staff told the committee there are outstanding engineering and traffic comments; the applicant reported that planning and environmental materials were resubmitted and that engineering comments from Brad Bond were expected. John Nash, representing the applicant, said most comments have been addressed and that preservation-area clarifications remain given the PUD's phased history. Committee members clarified that a separately submitted 6-acre parcel intended for a sheriff's facility (referred to during the discussion) is not part of this application and will be processed separately.

Staff recommended conditional approval pending resolution of outstanding comments; the committee approved the motion by voice vote ('Aye') and noted the project will move forward once the remaining issues are addressed.
