Planning board approves 2‑lot minor subdivision at 212 Hanger Road

The City of Rome Planning Board on Dec. 2 unanimously approved a 2‑lot minor subdivision for Mohawk Valley Edge at 212 Hanger Road.

Mohawk Valley Edge’s chief of staff, Mark Baraco, told the board the applicant is "requesting approval to subdivide the 51.05 acre parcel into 1 new lot of 7 and a quarter acres" with the remaining roughly 43.6 acres retained as the parent parcel. He said the adjustment is mainly administrative because parts of the parent parcel are not contiguous to the proposed development lot, and that no new roads or utility extensions are anticipated.

Community and Economic Development staff recommended approval and urged the board to issue a negative declaration via uncoordinated SEQR review, noting zoning‑compliance for the proposed dimensions and that site constraints (no wetlands, no floodplain, no identified archaeological sites or endangered species) had been addressed. Staff also outlined submittal steps: one digital and three paper copies to be stamped and filed with the county as part of the action letter.

During discussion, the board confirmed the applicant had provided the required application materials and documentation of previous remediation work (an EPA revolving‑loan project for asbestos removal). A board member moved to issue the SEQR negative declaration and approve the subdivision plat as presented; the motion was seconded and carried unanimously.

The board’s action authorizes the applicant to complete required plan submittals and to pursue the stamping and county filing described by staff; final recording steps and any county requirements remain the applicant’s responsibility.
