Brandy Majors and maintenance staff presented the April custodial and maintenance updates at the May 23 operations meeting, highlighting inspections, staffing, work-order performance and scheduled summer work.
Custodial report: Brandy Majors said district staff completed 34 inspections in April, with 18 failing and reinspections to follow in May. The custodial services RFP was published with a May 31 deadline; staff reported contractor staffing metrics and noted notable before-and-after floor restorations at several schools.
Maintenance report: Staff presented fiscal year-to-date work-order counts and completion rates (tracking in the high 90s in many categories) and noted craft categories with highest volume were plumbing (205 reported) and HVAC. The report acknowledged persistent difficulty recruiting plumbers, and staff outlined data-pull timing nuances that can change monthly reported completion numbers.
Summer and corrective work: staff described a 'blitz' at Oaktree Elementary that completed a volleyball court and tree removals, and said a contractor recommended full dance-floor replacement at one school; that work is scheduled for summer when students are out of the building. Committee members also raised longstanding auditorium-house lighting issues that require a specialized lift and additional resources to complete.
What’s next: staff will continue recruitment efforts for trades, complete custodial RFP procurement, and return scheduling and cost estimates for planned summer projects.
