The Woburn Zoning Board granted a special permit allowing a full second‑story addition at 204 Montvale Ave after the petitioner’s attorney said the project would not be substantially more detrimental to the neighborhood.
Attorney Joseph Tarvey presented plans showing the existing footprint would remain largely unchanged while adding a second floor to create an additional bedroom and bathroom for a growing family. Tarvey said the property is a preexisting nonconforming lot that, despite dimensional shortfalls (lot area, frontage, side setbacks), is surrounded by houses of varying heights and that the proposed addition would be consistent with neighborhood character.
The board found no impacts to municipal services or public safety and approved the special permit on a voice vote. The applicant will receive a written decision incorporating standard conditions and the approved plans.
Chair and board members complimented the architectural presentation and wished the family well as they proceed to permitting.
